Development Philosophy
We employ a thesis-based approach to identify land and development opportunities in established and emerging submarkets of Charlotte that are often not apparent to others.
We believe real estate is local by nature, and possessing deep market knowledge is paramount to success. Our thesis-based and relationship-driven approach help us identify unique acquisition opportunities and our experience in development and operation of company-owned properties allows us to realize each property’s full potential.
Development Criteria
Geography. Arey Properties focuses almost exclusively on a 60-mile radius of Charlotte, NC in which it has extensive history and deep knowledge. While not a focus area, our firm has also opportunistically developed properties in the mountains of North Carolina and the coasts of North and South Carolina.
Property Characteristics. We thrive on solving complex real estate challenges and bring an entrepreneurial spirit to land planning and development. The properties we acquire and develop are often diamonds in the rough, have distinct challenges, and are often overlooked by others.
Size. We have the experience and capacity to acquire and develop a variety of raw land positions, with our sweet spot being 200 acres or less. For existing commercial properties, we target retail, office and industrial with less than 50,000 square feet for repositioning.
Ownership Dynamics. While not a requirement, we have a long history of successfully partnering with property owners in situations whereby the property has oftentimes been in the family for generations.
